Tower 77 is a new landmark on the north edge of the Greenpoint, Brooklyn waterfront, situated between two great outdoor spaces – a beautiful, lushly landscaped inner court to the east, and the long-anticipated Box Street Park to the west. On the north side of the site, a new esplanade links the two and reclaims a segment of the Brooklyn waterfront as walkable public space.

The first eight floors of the building form a varied podium, divided into distinct masses which respect the lower-scale buildings of the neighborhood. The towers gradually emerge from this podium in a series of setbacks which create opportunities for public and private outdoor space. Set at right angles to each other and generously spaced, the towers ‘talk’ to each other in a spatial dialogue and allow light to enter the site.

Across the tower and podium facades, a uniform, sculptural grid of vertical pilasters and horizontal spandrels are rendered in a warm metallic tone, which serves as a modern expression of the natural earth-toned, brick palette of the historic architecture of Greenpoint. Bright reflective glass, expressed in these window openings within the façade and unveiled at the top of each tower, connects the buildings to the water and sky above by mirroring their ever-changing colors and patterns.

As day turns to night and the sun sets across the water, the grand, glass-enclosed lobby allows for views directly through the site to Box Street Park, the East River, and the skyline beyond.
